Alfresco Addition in Shelley

WINNER! MBA 2015 Housing Excellence Awards – $150,000 to $200,000.

This project involved the addition of an alfresco area to the front of a riverside property including replicated sandstone columns to match the existing home. An outdoor kitchen with granite tops and glass splashbacks was also installed and a polished concrete floor completed the area.

Being riverside, the site had a tidal water table less than 500mm below ground level. The client was also renovating their swimming pool which would sit directly adjacent to the addition. This presented a significant challenge and extreme care was needed when dewatering and piling the site to support the new works.

The alfresco also incorporated solid sandstone columns. While we were able to salvage two of the columns, we had to have another two custom made to match the originals. Installation of the columns was a challenge due to access and their sheer size and weight.

In our further efforts to ensure consistency between the old and new, we had to look to the USA to source a matching gable vent after exhausting the list of Australian suppliers. Care was also taken in the design phase to ensure continuity between the gable end profiles of old and new.

Great care and attention to detail was taken when preparing the polished, exposed concrete slab, and the western red cedar lining to raked ceiling.

A fire rated window was installed on the boundary to enable a view to the river whilst cooking on the BBQ.

This project involved the addition of a substantial second storey addition as well as the restoration of a circa 1920 Federation home.
Restoration included extensive tuck-pointing and the replacement of surrounding verandahs.
The new second story provided the owners with a large parents retreat, comprising of a Main Bedroom with Walk-through Robe and ensuite; a Study, a Lounge and a large-span balcony.

This substantial character home renovation and second storey addition in Wembley has transformed a modest cottage into a grand family home.

The project involved ground floor home extension and a second storey addition as well as renovation.

The ground floor works included a rear extension including a Study, Living Room and Laundry as well as the addition of an Alfresco Area. An existing bedroom was converted to allow for the main staircase.

The second storey addition accommodates three bedrooms and a bathroom with separate WC, as well as a secondary staircase which leads to an habitable attic room.

Works to this beach side home consisted of renovations to the front facade construction of a new Study, Entry, Porch and double-garage.

Addstyle also took the home to the next level with a second storey addition comprising of Main Bedroom with Walk in Robe and Ensuite, a Parent’s Retreat, Powder Room, Guest Bedroom and Balcony overlooking the Indian Ocean.

The finished project is unrecognisable from the outdated original. The family gained what is essentially a new home, for a reduced cost compared to moving or a full demolish and build.

The owners of this Floreat property wanted a larger, contemporary space for their growing family whilst retaining the character of the original home, the first built on its street.

The renovation included the addition of a luxurious new Kitchen, a Dining Area and a Living Room from which a span of commercial grade bi-fold doors open onto a new decked Alfresco Area.

A new Children’s wing was also added with large Bathroom, separate WC and an Activity Room.

The renovation also included a new Main Bathroom, a Powder Room and a new Laundry.

This project won a 2011 Housing Industry Association award for excellence in it’s price category.
