Turning Your 3 x 1 into a 4 x 2

Converting a 3 bedroom, 1 bathroom home into a 4 bedroom, 2 bathroom home, is a sure-fire way to add value and market appeal to your property.

“3 by 1” properties are often overlooked by house-hunters in favour of homes with more accommodation and as a result there are some 3 x 1 homes on the market that represent exceptional value for money. Savy purchasers are snapping up these properties and within a matter of weeks, undertaking a bedroom and bathroom house extension that provides accommodation as well as increasing equity.

How much will it cost?

The full cost of a bedroom and bathroom home addition project starts at approximately $150,000. This includes architectural design and drafting fees, council approvals, demolition and earthworks, cartage, the construction itself, and then fit-out and finishing such as tiling, tapware and cabinetry.

How long will it take?

The full ‘demolition to handover’ construction process should take approximately 8-12 weeks depending on the size and complexity of the project.

When should I do it?

There will never be a better, and cheaper, time than now. Despite some recent reports about an over-heated renovation industry with inflated prices and prolonged commencements, this is most definitely NOT what we are experiencing at Addstyle. We have a full book of trusted and long-serving trades that have kept their pricing stable and their services loyal. While pricing may have risen slightly over the past 12 months, as they do every year, our project estimates are comparable to pre-Covid times. That said, rates do increase over time, so there is always no better time to start a project than now. And rest assured, by limiting the projects we take on each month,  we are always ready to commence our client’s projects as soon as shire approvals are received.

Can I live in the home during construction?

In most cases you can absolutely live in the existing home while works are undertaken. We can create temporary walls to effectively isolate the area of works so you can continue to live in the existing home with minimal disruption.

Can you assist with design?

At Addstyle Master Builders we have a dedicated in-house design team, headed by a qualified architect and renovation specialist. However at Addstyle, we do not restrict our clients to a pre-determined range; we have negotiated rates with many suppliers and showrooms throughout Perth and clients are free to select from any source they wish.
