Should I Consider Building a Granny Flat?

30 Jun 2015

The popularity of “granny flats” is on the rise in Perth. Changes to local planning laws in 2014 have seen a rapid increase in interest from homeowners wishing to add these independent dwellings to their property. Thanks to relaxed planning rules, adding a granny flat to your property is now easier than ever and can also represent a wise property investment.

Benefits of a Granny Flat

Granny flats are no longer just for granny; they can also provide independence and privacy for adult children who are living at home longer, they are ideal for a home office or studio and they are ideal for guest or staff accommodation.

The recent rise in interest in granny flats however, has come from property owners looking to add the dwelling as a rental investment. The new planning laws now allow the dwelling to be rented out to the public for profit. A two bedroom granny flat can earn rental income of $250-$350 per week, which exceeds the repayments on the construction loan.

Granny flats will of course continue to be a great option for multi-generational family living. They allow grandparents to live in the safe proximity of their loved ones for far less than the cost of retirement villages and aged care facilities. They also make the perfect ‘lock and leave’ for the new-aged grey nomad.
