Q&A:

When was the original home built and how did it look/feel before the extension?

The home was an original 1930’s “Californian Bungalow”  comprising of 2 Bedrooms and formal Lounge and Dining Room and separate Kitchen, with a ‘sleep out’ accommodating a Laundry/WC and an area used as a small 3rd Bedroom. A separate single car garage had also been erected on the side of the property.

How long did the extension take? What original details were kept?

The project was built in three stages and while that extended the job program, it enabled the young family to live in the home throughout the works. The original Bedrooms and Bathroom were retained along with the Lounge, and the original Dining Room was converted into a third bedroom. The old sleep out, laundry and garage were removed to make way for the new ground floor extensions.

What was the owners brief?  

To upgrade from a two bedroom and one bathroom cramped home into a spacious four Bedroom and two Bathroom executive family home. An open plan Kitchen with adjacent Laundry, Meals and Family Area was added, as was a new Games Room and north facing Alfresco area, and a double lock up garage and storage room. A substantial second storey was added to accommodate a fourth, Main bedroom with Ensuite, Robe area and sitting room, designed to capitalise on Lake Monger and City views.

How many bedrooms, bathrooms, lounge areas etc does the home have?

4 Bedrooms, 2 bathrooms, Formal Lounge, Living Area, Games Room, Alfresco and Second Storey Retreat Area

What is the floor plan size? 

Ground floor has gone from 146m2 to 290m2 as well as a 76m2 second storey addition. 366m2 total floor area.

What is the block size?  

653M2 corner block overlooking Lake Monger.

Where is the home located and how did its location play a role in the extension?

The extension was designed to maximise the opportunity to utilise northern light into the living areas ,and of course to take in the lake views.

What is different about this home to others on the street or in the area?

Being a corner block, it effectively has two street frontages so it was important to ensure the home looked ‘balanced’ and that the extensions blended harmoniously  with the original character home from all angles.

Were there any difficulties in extending the home? If so, what were they and how did you resolve these?

Site access and the close proximity to the road on two sides made this challenging. We staged the works into 3 distinct phases to achieve the end result, all whilst the young family lived in the home.
